Buildings are full of equipment from a dozen vendors that were never designed to talk to each other. Most of this work is integration, and integration is where the difficulty hides.
Retrofit is the normal case
New-build projects with a clean specification are the exception. The usual situation is an existing building with HVAC from one era, access control from another, and metering that reports to nothing — where the constraint is what can be installed without disturbing operations or running new cable.
That pushes toward wireless sensing, devices that read existing equipment rather than replacing it, and staged deployment that proves value on one floor before committing to the whole site.
Interoperability, described honestly
Building systems speak Modbus, BACnet, various proprietary protocols, and sometimes nothing at all. Reading them is often straightforward; controlling them is a different matter, since a vendor may simply not expose write access, or may void support if you use it.
We establish what is actually possible with your specific installed equipment before promising an outcome. The answer is sometimes that a piece of kit is a closed box, and the sensible design works around it rather than through it.
Sensing, control and safety
Environmental monitoring — temperature, humidity, CO₂, air quality, occupancy — where the sensor siting matters as much as the sensor: a CO₂ reading from beside a door tells you about the door.
Control and scheduling with local fallback, so a network outage does not leave a building in an unhelpful state. Where vision is involved for occupancy or safety, we default to processing on the device and transmitting counts rather than images, because a camera in a workplace is a privacy question first and a technical one second. And we are firm on one boundary: life-safety systems — fire detection, alarm and suppression — are certified equipment governed by their own standards. We integrate with them for monitoring and reporting; we do not replace them or place ourselves in their decision path.

What people ask before starting
Can you integrate with our existing BMS?
Usually for reading, sometimes for control, and the honest answer needs a look at the specific system. Many building management systems expose a documented interface; some are effectively closed, and a few permit access only through the original installer. We establish which of those you have before scoping the work rather than after.
Do we have to rewire the building?
Almost never. Wireless sensing plus gateways reading existing equipment covers the large majority of retrofit work, which is the only reason retrofit projects are economic at all. New cabling is occasionally unavoidable for control of specific plant, and we would flag it as a cost driver early.
How do you handle occupancy sensing and privacy?
By processing on the device and transmitting counts rather than images wherever the requirement allows, which removes most of the concern at source. Where cameras are genuinely needed we are explicit about what is captured, what is retained and for how long — and in many jurisdictions workplace monitoring carries consultation obligations that are the client's to meet, not ours to work around.
Can you handle fire and life-safety systems?
We integrate with them for monitoring and reporting, and we do not build or replace them. Fire detection and suppression are certified systems under their own standards for good reason, and putting non-certified equipment in a life-safety decision path is not something we will do at any price.
